Steel, Hollow Metal & Kalamein Door Repair in NYC
Most commercial and apartment buildings in New York City use two kinds of steel doors on stairwells, basements, roofs, service entrances, and apartment entries. Hollow metal doors are formed steel skins over a reinforced core. Kalamein doors are an older NYC staple: a wood core wrapped in sheet metal. Both take years of heavy use and weather, and both fail in a few predictable ways. Parker Custom Security repairs both types, and replaces them when a repair won't last.
Hollow Metal Door Repair
Hollow metal (HM) doors and frames are the workhorse of NYC buildings. The problems we're called for most often:
- Doors that sag or drag because hinges have worn or the hinge reinforcement has loosened
- Frames knocked out of alignment, so the latch no longer lines up with the strike
- Rust along the bottom edge on roof, basement, and exterior doors
- Dented or bent doors from carts, deliveries, or forced entry
- Closers, panic bars, and locks that have failed

Kalamein Door Repair
Kalamein doors are still common in pre-war apartment buildings and older commercial properties across Manhattan, Brooklyn, the Bronx, and Queens. Because the core is wood, they wear differently from hollow metal:
- The metal skin lifts, splits, or rusts through, often at the bottom of the door
- The wood core swells or rots where water gets in
- Hinge and closer screws strip out of the core and the door starts to sag
- Old locks and closers that no longer suit how the building is used today
Hardware problems on a Kalamein door are usually repairable. Once the skin has failed or the core has rotted, the door typically needs to be replaced. That can be done with a new Kalamein door or with hollow metal, and in many cases the existing frame can stay.
Repair or Replace?
We'll usually recommend replacing the door instead of repairing it when:
- the door is rusted through or the core is damaged, not just the hardware
- a fire-rated door's label is missing or the door has been modified in a way that voids the rating
- the door keeps failing even after the hardware has been replaced
- the building is upgrading security or adding access control and the old door can't take the new hardware
